Shriram Properties Moves Ahead With Bannerghatta Road Villament Plan

Shriram Properties has entered a joint development agreement for roughly five acres along Bannerghatta Road in south Bengaluru, with an estimated gross development value of over ₹350 crore. The agreement, reported in early November 2025, sets the stage for a villament community, a format that blends villas and apartments into one gated development.

The project is planned for Bannerghatta Main Road, Kothnur (Kalena Agrahara), and is currently in the upcoming stage. Pre-launch pricing has begun to circulate, and the developer's earlier target of a launch in the fiscal year ending March 2026 has moved, with launch now linked to plan sanction. For buyers tracking the corridor, the plan marks one of the more closely watched residential sites on the road.

Project details

The Shriram Bannerghatta Villament is designed as a low-rise community of duplex homes rather than conventional flats or independent plots. Each home is land-attached in spirit, with private entries and villa-scale floor plates inside a shared gated campus with landscaped surroundings and wide internal roads.

Two configurations have been indicated so far:

  • 3 BHK duplex villament of about 2,000 sq ft, indicatively priced between ₹3.00 and ₹3.30 crore
  • 4 BHK duplex villament of about 3,000 sq ft, indicatively priced between ₹3.80 and ₹4.25 crore

Pre-launch pricing places the 3 BHK at an indicative rate of around ₹16,250 per sq ft. A 5 BHK option has also been mentioned in some listings, while a simplex layout would need to be priced separately once it is disclosed.

On the ground floor of the 3 BHK, a master bedroom with an attached bath sits alongside the dining area, kitchen, a guest bedroom, a powder room, a foyer, a private deck and parking. The upper level holds two further bedrooms, one of them ensuite, a family lounge, a walk-in wardrobe and a balcony. The 4 BHK follows the same ground-floor plan with an added staff room, and its upper level adds a fourth ensuite bedroom.

A construction-linked payment plan is being quoted, with 10 percent at booking, 10 percent at agreement, 75 percent tied to construction milestones and the final 5 percent at possession.

Location and connectivity

Bannerghatta Road, designated State Highway 87, is one of the principal arterials of south Bengaluru, and the site sits within reach of the corridor's established institutions. Fortis Hospital and the IIM Bangalore campus are both served by the road's metro stations, along with Sri Jayadeva Institute of Cardiovascular Sciences and Christ University.

The Namma Metro Pink Line will add a direct rail link. Its elevated section runs from Kalena Agrahara, the southern terminus, through Hulimavu, IIMB, JP Nagar 4th Phase and Jayadeva Hospital to Tavarekere on the Hosur Road junction. The elevated stretch is expected to open in late October or early November 2026, and the Kothanur metro depot will service the line's train sets. The underground section between Dairy Circle and Nagawara is under construction, with completion targeted for 2027.

The corridor has also seen recent residential activity, including the launch of Arvind Skycrest on Bannerghatta Road in March 2026, a 333-unit project across five towers.

About the developer

Shriram Properties Limited is listed on both the NSE and BSE and belongs to the Shriram Group, founded in 1974 by R. Thyagarajan, AVS Raja and T. Jayaraman. The developer began operations in Bengaluru in 2000 and has since expanded into Chennai, Kolkata, Coimbatore, Visakhapatnam and Pune.

What comes next

The immediate milestones are the formal launch, which depends on plan sanction, and the opening of the Pink Line elevated section later this year. The developer has indicated possession by December 2029. Buyers following the project will be watching for the launch date, the final unit mix and the regulatory registration that will accompany the official booking window. Further details on the Shriram Bannerghatta Villament are available on the project page.
