Shriram Acquires Golden Ira Plotted Project; Rebrands as Pristine Estates
Shriram Properties Completes Golden Ira Acquisition
Shriram Properties Limited has successfully completed the acquisition of Golden Ira, a plotted development project of the Golden Gates Group that was a stressed asset with lending entities part of the IIFL Group, with capital commitments of up to ₹125 crore towards the acquisition and development of the project.
Golden Ira is an approved plotted development project located at Dodballapur in North Bangalore, with an aggregate saleable area of approximately 10 lakh sq ft. The Project has the necessary approvals in place already and also partially completed infrastructure development.
Rebranding and Market Positioning
SPL saw the opportunity given the location and significant potential to create value for its stakeholders and is planning to launch the Project under the name 'Shriram Pristine Estates' shortly. This relaunch positions the project as part of Shriram's broader portfolio of plotted developments across South India.
ASK Property Fund Co-Investment Platform
Shriram Pristine Estates marks the first investment under the recently concluded co-investment platform setup jointly between SPL and the ASK Property Fund, under which partners have committed to co-investing up to ₹500 crores in plotted and residential developments projects in Bengaluru, Chennai, and Hyderabad.
Dodballapur's Infrastructure Growth
Located just 40 kilometres from the city's bustling centre, Doddaballapur is transforming into a thriving micro-market. The most awaited development is the four-to-six-lane Satellite Town Ring Road (STRR) project that will decongest traffic and connect outer suburbs to Bengaluru's main highways, and once completed, the under-construction 80.8 km long STRR will link Bengaluru's 12 major satellite towns and cut travel time to major business districts besides linking Doddaballapur with the city's IT hubs.
Another major project, the ₹27,000 crore Bengaluru Business Corridor, will span 73.03 kms starting from Tumkur Road and passing through Doddaballapur Road.
