Shriram Properties Ltd is headquartered in Bengaluru and belongs to the Shriram Group, a diversified financial services conglomerate founded by R. Thyagarajan. The company began operating in Bengaluru in 2000 and has since widened its footprint to Chennai, Coimbatore and Visakhapatnam, with a large mixed-use project under development in Kolkata. Its residential work concentrates on the mid-market and mid-premium segments, and its published project count runs past 48 developments totalling 26.5 million square feet, mostly in Bengaluru, Chennai and Kolkata.
The Kothnur project is the company's move into the South Bengaluru villament segment, a format that combines independent-home layouts with apartment-style amenities. For a Shriram buyer, Kothnur is therefore less a new neighbourhood than a new product line within an existing Bengaluru presence.
Shriram Bannerghatta Villament is planned on about five acres along Bannerghatta Main Road, in the Kothnur stretch that locals also call Kalena Agrahara. The land came into the company's portfolio through a joint development agreement signed in November 2025, with an estimated gross development value of over ₹350 crore. The arrangement sits within the company's asset-light model, which favours value-accretive partnerships in high-demand locations.
The product is described as 3 and 4 BHK duplex villaments, with a simplex option available on request. One pre-launch guide sets out a 3 BHK duplex of about 2,000 square feet, with a ground floor holding the master bedroom, dining area, kitchen, guest bedroom and private deck, and an upper level holding two further bedrooms, a family lounge and a walk-in wardrobe. Planning follows a cluster logic, with villament groups arranged around a central clubhouse and pool, perimeter gardens and a children's play area at the edges.
The project is at pre-launch stage, with launch tied to plan sanction. Third-party reporting gives December 2029 as the expected possession timeline, and the tentative pricing published by listing portals sits between ₹3.00 crore and ₹4.25 crore for the 3 and 4 BHK configurations.
The Pink Line is the main reason Kothnur has moved up the buyer list. The line runs about 21 km from Kalena Agrahara to Nagawara, opening in two parts. The first elevated stretch covers about 7.5 km and six stations between Kalena Agrahara and Tavarekere, and is expected to open in late October or early November 2026, though no official date has been announced. The underground section toward Nagawara is targeted for 2027.
Road access is equally important. Kothnur is served by NICE Road, Bannerghatta Main Road and Kanakapura Road, and the BTM 2nd Stage industrial area lies about 6 km away. Electronic City is reported at 20 to 25 minutes by road depending on traffic, and the locality is also linked to Hosur Road and the Peripheral Ring Road.
Social infrastructure in the immediate vicinity includes Holy Spirit School, the Decathlon store on Bannerghatta Road, and Christ University, which the Hulimavu station serves. The Kothanur metro depot, which will maintain Pink Line trainsets, is also nearby, and Bannerghatta National Park lies within reach.
Analysts expect property near Kalena Agrahara to keep pricing in metro proximity as ridership builds after commissioning.
Shriram's Bengaluru portfolio includes Shriram Whitehouse in R.T. Nagar, a project of 13 towers and 569 units, and Shriram Codename the One in Hebbagodi, Electronic City, listed with 2 and 3 BHK homes and a RERA possession date of April 2030. A Doddagubbi project is also tracked in the company's northern listings. Together these show a builder whose Bengaluru work runs from the east and north through to the south corridor that Kothnur now joins.
