Bommasandra sits in the southern arc of Bangalore along NH-44 (Hosur Road), pinned between Electronic City to its north and the state border town of Attibele to its south. The area is situated near Electronic City, Chandapura, and Jigani along Hosur Road. It is neither a purely residential enclave nor a purely industrial zone — both characters coexist, and that duality defines its real-estate story.
Bommasandra is home to one of Bangalore's key industrial areas — the Bommasandra Industrial Area — which hosts numerous small, medium, and large-scale industries. Companies in sectors like manufacturing, pharmaceuticals, logistics, and engineering operate here, providing steady employment opportunities. Among the most prominent occupants are Continental Automotive Components, Festo, Biocon, Titan Industries' Precision Engineering Division, SKF India, and Wirtz Manufacturing. It is also home to technology parks associated with Wipro and TCS.
The Bommasandra industrial area is just 7 km away from Electronic City, which makes it well positioned for in-city distribution and last-mile logistics. For residential buyers, this industrial concentration translates into consistent rental demand from a workforce that spans engineering, pharma, and IT services.
The single biggest infrastructural change for Bommasandra in recent years is the operationalisation of the Namma Metro Yellow Line. The Yellow Line was officially inaugurated on 10 August 2025 by Prime Minister Narendra Modi, with the line opening for public use the following day. As of 2025, the line is 19.15 km long, connecting Rashtreeya Vidyalaya Road with Bommasandra, and is fully elevated with 16 stations.
Bommasandra is the southern terminal of this line. In December 2024, BMRCL and Delta Electronics signed an agreement providing ₹55 crore for the construction of the Bommasandra station; per the agreement, the station was renamed "Delta Electronics Bommasandra" for a period of 30 years. The line passes through South Bengaluru neighbourhoods such as Jayanagar, Ragigudda, BTM Layout, and Central Silk Board, and runs parallel to Hosur Road through Bommanahalli, Hongasandra, Electronic City, and Bommasandra.
The Yellow Line features interchange stations with the Green Line at RV Road, the Pink Line at Jayadeva Hospital, and the Blue Line at Central Silk Board. For Bommasandra residents, this means a single-line connection into Jayanagar and onward transfers to much of the existing metro network — a commute option that did not exist before August 2025. There is also a longer-range proposal: the Government of Tamil Nadu has sought an extension of the Yellow Line from Bommasandra to Hosur Railway Station, located near the Karnataka–Tamil Nadu border.
Beyond the metro, the area is connected to major parts of the city via the Elevated Expressway, NICE Road, and the Outer Ring Road. NH-44 and Heelalige Railway Station serve the locality, with Electronic City reachable in around 10 minutes and Kempegowda International Airport in approximately 60 minutes. Heelalige Railway Station is 1.6 km from Bommasandra, offering a suburban rail option that supplements road travel.
The Bommasandra–Jigani Link Road is a secondary but important artery that connects the locality westward to the Jigani industrial cluster and onward to Anekal. Heavy goods vehicles and commuter traffic share this corridor during peak hours, and congestion on this stretch remains a practical consideration for residents.
Healthcare coverage in the immediate area is substantial by South Bangalore standards. The Bommasandra–Hosur Road side houses large-format hospital infrastructure under the Narayana Health City ecosystem, with NH-Narayana Health City listing a total bed capacity of 2,000. Other facilities — Sparsh Hospital and Vimalalaya Hospital — ensure that residents have several options for medical access within the locality.
On the education side, Bommasandra has over 42 schools within its boundaries, spanning CBSE, ICSE, IB, and state board curricula. St. Xavier's School, Redbridge International Academy, and VIBGYOR High serve the educational needs of residents. PES Institute of Technology's South Campus at Electronic City is also accessible for higher education.
Retail growth has picked up, with supermarkets, restaurants, and entertainment hubs emerging around Electronic City and Hebbagodi, making Bommasandra increasingly self-sufficient as a residential zone.
As of 2026, property prices in Bommasandra are around ₹6,900 per sq. ft. for apartments and plots. This represents a meaningful discount relative to the broader Bangalore average. Over the last one year, apartments in Bommasandra have seen a price movement of 11.3%.
The average property price in Bommasandra ranged between ₹4,500–₹6,500 per sq. ft. as of 2025, still lower than South Bangalore locations like HSR Layout or Koramangala. This gap has historically made the locality a more accessible entry point for both end-users and investors seeking proximity to Electronic City employment without paying Electronic City prices. Analysts covering the Yellow Line's impact note that with metro connectivity now in place, price appreciation could range between 20–30% over the coming years, depending on project location and amenities.
On the rental side, the average rental cost in Bommasandra ranges from ₹6,000 to ₹50,000 per month as of April 2026, reflecting a wide band that covers bachelor apartments near the industrial estate through to larger family units in gated communities.
The proposed Peripheral Ring Road (PRR) is expected to further integrate Bommasandra with other fast-growing parts of Bangalore such as Sarjapur, HSR Layout, and Kanakapura Road, increasing both residential and commercial value in the years ahead. The PRR, if delivered, would significantly reduce cross-city travel times for Bommasandra residents working in the eastern and northern tech corridors.
Shriram Properties, which marked 25 years of operations in 2024–25, launched its debut project 'Shriram Shriranjani' in Bengaluru in 2000 and has steadily grown into a recognised name in the mid-market and mid-premium segments. The company has delivered 50 projects with a saleable area of 30.8 million sq. ft., mostly in Bengaluru and Chennai. Its investors have included institutional names such as Walton Street Capital, Starwood Capital Group, and Mitsubishi Corporation.
Shriram Properties is focused on mid-market and mid-premium housing, with a track record of 48 delivered projects spanning 28.3 million sq. ft. and a development pipeline of 39 projects covering 36 million sq. ft. as of June 2025. In South Bengaluru specifically, the company has an established presence and continues to add to it — its Codename Ultimate project in Bommasandra is part of this ongoing activity in the corridor.
