Shriram Properties lines up 2.3-million-sq-ft Manjari project
Shriram Properties is preparing an apartment development in Manjari, Pune, with a total planned area of 2.30 million sq ft. The company’s FY26 investor presentation, dated 25 May 2026, listed 1.00 million sq ft for the initial launch and showed plan sanction and documentation underway.
The project, identified as Manjari in the company presentation and also known as Shriram Manjari, is part of the developer’s upcoming pipeline in Pune. Its initial launch was first scheduled for Q2 FY27; later Q1 FY27 earnings-call summaries indicated that the expectation had moved to Q3 FY27. The project is listed as an apartment development, with the company’s stated scale providing the clearest indication so far of what is planned.
The details
The planned development is in Manjari, Pune, Maharashtra. Its overall area is 2.30 million sq ft, while the initial launch is planned across 1.00 million sq ft. These figures describe the area stated in the company presentation; they do not identify a unit count or a tower and floor plan.
The company has identified the project’s product as apartments. Its presentation places Manjari in the FY27 launch calendar and records plan sanction and documentation as underway. The project is therefore at a planning stage, with launch timing subsequently indicated for Q3 FY27.

The developer
Shriram Properties Limited says it began operations in Bengaluru in 2000. As of 30 April 2026, the company reported 51 delivered projects with a combined 31.5 million sq ft of saleable area, alongside a pipeline of 41 projects totalling 35.3 million sq ft. Its stated operating markets include Bengaluru, Chennai, Coimbatore, Visakhapatnam, Kolkata and Pune.
The company’s Pune presence also includes a separate project announced in October 2024. Shriram Properties entered into a joint development agreement for six acres in Undri for a mixed-use scheme planned to include more than 650 apartments, retail and commercial space, and over 1.0 million sq ft of saleable area. That Undri development is distinct from the Manjari project.
What comes next
The FY26 presentation placed Manjari’s launch in Q2 FY27, covering April to June 2026. Later Q1 FY27 earnings-call summaries shifted the expected launch to Q3 FY27, or October to December 2026. The next milestone to watch is the project’s progress through planning and documentation ahead of that revised launch window.
