Published
Shriram Properties has opened pre-launch bookings for Shriram Chandapura, a gated residential project of 2 and 3 BHK apartments on Hosur Road in Chandapura, near Electronic City in Bengaluru. Pre-launch marketing for the project has been under way since late August 2026, and the developer is preparing the project for registration with the Karnataka Real Estate Regulatory Authority, which is expected in the third quarter of 2026.
The development spans around 4 acres and is planned as six towers with 340 homes, rising up to 16 floors. Homes range from 1,210 sq ft for a 2 BHK to 1,710 sq ft for a 3 BHK with three toilets. The project is presented as a Vaastu-compliant, eco-friendly community with a wide set of shared facilities, and the first pre-launch offers are priced from about ₹1.02 crore. For a developer that is publicly listed, the launch adds another residential project to its Bengaluru pipeline at a time when it is building out several new sites across the city.

Smart home automation, modular switches, power backup and inverter provisions, along with an earthquake-resistant structure, are included in the plan.
The amenity list covers sport, wellness, children and social spaces. Residents will have access to two clubhouses, a swimming pool, a gymnasium, a yoga deck, a meditation pod, a jogging track, a skating rink, basketball and table tennis courts, a kids' play area, a mini theatre, an amphitheatre, a party hall, a cafeteria and a senior citizen deck. The grounds include landscaped gardens and a step garden, along with rainwater harvesting and waste management. Security is covered by CCTV, video door phones and fire-fighting systems.
Location and connectivity
Chandapura sits along Hosur Road (NH-44), one of the main arterial routes south of the city. Electronic City is about five to eight minutes away by road, and the Electronic City Elevated Expressway, which runs about 10 km from Silk Board to Electronic City, provides a quick link to the wider southern corridor. The Yellow Line metro is operational up to Bommasandra, with Hebbagodi station also nearby, and the Electronic City metro station on the same line opened on 10 August 2025.
Bengaluru's major employers are within easy reach. Infosys, Wipro, TCS and Biocon have campuses in Electronic City, roughly ten minutes away, and the Jigani and Bommasandra industrial areas are close by. Within about 10 km are several schools and colleges, including Alliance University, St. Francis De Sales College, PES Engineering College, Mathru Vidya Kuteera and Manipal International School. Healthcare options include Narayana Hrudalaya Institute of Medical Sciences, Sparsh Hospital and Mazumdar Shaw Medical Center. SRT Mall and TS Plaza lie within a kilometre of Chandapura.
Several infrastructure projects in the wider area are expected to shape the corridor over the next few years. The Bengaluru Business Corridor is targeted for completion in 2029, and the Peripheral Ring Road and the Satellite Town Ring Road are both planned to ease movement across the city's southern and western edges.
About Shriram Properties
Shriram Properties has been in operation since 2000, when it began building in Bengaluru. The company is listed on the NSE and BSE and has been publicly traded since December 2021. It has delivered 51 projects covering more than 31.5 million sq ft, and it now operates across Bengaluru, Chennai, Pune and Kolkata in West Bengal.
Its Bengaluru record includes Shriram 107 SouthEast in the Electronic City area, where occupancy certificates have been received for both phases. The company has also reduced its unsold inventory overhang from 21 months in 2021 to 13 months in 2025, a shift that reflects a steadier sales cycle.
What comes next
Shriram Chandapura moves next into formal registration with Karnataka RERA, expected in the third quarter of 2026, after which bookings and the full pricing structure will be finalised. The launch sits alongside the company's wider Bengaluru activity. In June 2026 Shriram signed a joint development agreement for 9.1 acres at Doddagubbi in north-east Bengaluru, and in February 2026 it completed the acquisition of a site on Sarjapur Main Road with an expected gross development value of ₹550 to 600 crore, with a launch expected later in 2026. Together, these projects show the developer continuing to add residential supply across the city's southern and eastern corridors.
