Shriram Springfield launch adds to Shriram Properties’ Uttarpara pipeline

Shriram Properties launched Shriram Springfield in September 2025, adding a new apartment wing to its Shriram Grand City township in Uttarpara, Hooghly district. The residential project is being developed by Bengal Shriram Hitech City Private Limited, a subsidiary of Shriram Properties Limited. The West Bengal Real Estate Regulatory Authority registered the project on July 2, 2025, under WBRERA/P/HOO/2025/003088.

The launch extends the developer’s activity in Uttarpara, where it has a wider portfolio of residential and commercial projects. Springfield is planned as a 448-apartment development, with 3 BHK double-decker homes. Its registered project land covers approximately 2.39 acres within the larger Shriram Grand City township.

The details

WBRERA records the project under the name Shriram Springfield, with Bengal Shriram Hitech City Private Limited as promoter. The registration lists 9,672 square metres of land, 24,959 square metres of total built-up area and 16,665 square metres of aggregate carpet area. The project also has 134 covered car-parking spaces. These figures refer to Springfield’s registered project, rather than the wider 314-acre Shriram Grand City township.

The advertised home is a 3 BHK double-decker apartment, presented as a bungalow-style or duplex home within an apartment development. A marketed layout describes bedrooms, an attached bathroom, balconies, dining and living areas, a pooja room, kitchen and internal stairs. The advertised area is 1,260 sq ft, described in listings as built-up or super built-up area. Channel-partner listings have quoted prices from ₹70 lakh onwards.

The developer’s Q2 FY26 investor presentation identified September 2025 as the launch month and classified Springfield as a Phase II launch. A February 2026 presentation reported 0.86 million sq ft of project area, 0.28 million sq ft of launch area and 43% area sold. These are presentation figures and are distinct from the land, built-up area and apartment count recorded by WBRERA. The authority’s project record lists the status as “Not Started.”

Springfield marketing also describes access to more than 100 amenities across Shriram Grand City. Township facilities promoted across the wider development include swimming pools, sports courts, a jogging track, gymnasium, cricket ground, mini theatre and landscaped areas. These are township-level facilities; Springfield’s own marketing material does not set out a separate amenity schedule. The project’s marketing pages describe specifications such as a pile foundation, vitrified tiles in common areas, ceramic bathroom tiles, a granite kitchen counter and essential-area power backup.

The location

The project is in the Kordhabahera and Khordabehra area, within Uttarpara Police Station limits in Hooghly district, West Bengal. The Howrah–Bardhaman main line serves Uttarpara, Hindmotor and Konnagar railway stations. Springfield marketing describes these stations as reachable within 20 minutes, and Dakshineswar Metro Station as approximately 15 minutes away. The same material cites Delhi Road and the airport as roughly 15 and 30 minutes away, respectively.

Local institutions named in the wider area include Uttarpara Government High School, Vision International School and Raja Peary Mohan College, as well as Uttarpara State General Hospital and Parkland Superspeciality Hospital. Shriram Grand City’s master plan includes proposed schools, a hospital, mall, hotel, office space and college. Titagarh Rail Systems’ Uttarpara facility is another named employment location in the wider locality.

The developer

Shriram Properties began operations in Bengaluru in 2000, completing its first residential project, Shriram Shriranjani, that September. The company operates in Bengaluru, Chennai, Coimbatore, Visakhapatnam, Kolkata and Pune. Its profile reports 51 delivered projects and 31.5 million sq ft of saleable area as of April 30, 2026. In Kolkata and Uttarpara, its project portfolio includes Shriram Grand One, Shriram Sunshine One and Two, Shriram Symphony, Shriram SkyBloom Villas and Shriram Signature Square.

What comes next

The next dated milestone in the project’s registration is the WBRERA completion date of June 30, 2030. Shriram Properties confirmed the Springfield apartment-wing launch during its February 2026 earnings call, following the September 2025 launch identified in its investor presentation. The project is listed as a new launch. Buyers can find the project overview on the Shriram Springfield page.
