Shriram Properties Expands Kolkata Footprint, Eyes ₹500-600 Crore Premium Projects After Uttarpara Settlement
Shriram Eyes Premium Kolkata Markets After Uttarpara Breakthrough
Shriram Properties has successfully resolved a 20-year-old land dispute regarding its Uttarpara township project. The resolution involved the conveyance of 42.37 acres of land at Uttarpara, West Bengal, clearing a significant legal hurdle that had constrained the developer's operations in Bengal for two decades.
The company holds approximately 314 acres in Kolkata, of which around 48 acres have been utilised for ongoing projects aggregating about 5 million sq ft, with nearly 80 per cent already sold. The company plans to undertake fresh projects of 5–6 million sq ft over the next five years, with a potential gross development value of around Rs 30 billion.
Shift to Joint Development Model in Premium Micro-Markets
With the Uttarpara constraint lifted, Shriram is pivoting to a capital-efficient growth strategy. The company is now planning to move beyond its existing land holdings and develop new premium residential and commercial projects in key Kolkata areas like Rajarhat and Alipore. The company is actively scouting for development opportunities with a combined gross value between ₹500 crore and ₹600 crore.
To enter these new micro-markets, Shriram Properties plans to use joint development agreements with local landowners. This asset-light approach mirrors the developer's broader strategy to expand without shouldering the full acquisition burden, enabling faster entry into high-demand corridors where land costs have risen sharply.
This approach is intended to help the company increase its presence in Kolkata without taking on the full cost of land acquisition, allowing it to compete more effectively with larger national developers like Godrej Properties and The Phoenix Mills, which have already established a footing in the region.
Market Context: Rajarhat and Alipore as Growth Corridors
Kolkata's luxury housing market spans some of the city's most established addresses, from the heritage bungalow belt of Alipore and Ballygunge to the newer high rise corridor along EM Bypass and Rajarhat New Town. Rajarhat New Town is home to large scale luxury townships with bigger unit sizes and more contemporary amenities, generally at a lower entry price than South Kolkata.
Rajarhat is well-connected to other regions of Kolkata through a robust public transport system. It is also home to several business parks and is called the education hub of Kolkata. Rajarhat offers better entry pricing with larger inventory and developing pockets meaning lower per square foot rates and higher appreciation headroom.
From Land Dispute to Operational Clarity
SPL had acquired 315 acres of land from Hindustan Motors at its Uttarpara factory in Kolkata, which used to produce the Ambassador passenger car in 2007 for ₹285 crore. However, project approvals of SPL were stayed by the West Bengal Government on non-payment of certain dues by Hindustan Motors to the WBG. The protracted dispute left the developer unable to realize value from much of its substantial Uttarpara land bank.
In February 2026, the company transferred 42.37 acres of land to the West Bengal government, settling a contingent liability of ₹240 crore to ₹259 crore without any cash expenditure. This settlement, while reducing the overall footprint at Uttarpara, provides clarity and removes regulatory uncertainty that had clouded planning.
Developer Profile and Track Record
Shriram Properties Ltd (SPL), one of South India's leading residential real estate developers, marked a major milestone as it celebrates 25 years of operations in 2024-25. From humble beginnings in 2000 with the launch of its debut project, 'Shriram Shriranjani' in Bengaluru, the company has steadily grown into a recognized name in the mid-market and mid-premium segments in the country.
Its core markets—Bengaluru, Chennai, and Kolkata—collectively contribute to nearly 85% of its development activities. SPL is now expanding its national footprint with a foray into Pune, through a Joint Development Agreement for 6 acres of prime land in the Undri micro-market. Shriram Properties plans to expand into Kolkata after nearly 20 years of operations in Bengal, encouraged by sales of premium villas and plotted developments at its Uttarpara township.
Strategic Implications
The development enables the company to accelerate plans and sharpen focus on value unlocking from its larger Kolkata land parcel. The resolution removes a major impediment to growth in a market where national developers have had a limited presence in Kolkata, where the real estate market has largely been led by local companies. For Shriram, the Uttarpara settlement opens the door to compete in Kolkata's premium segment alongside established national and regional players, while deploying capital more efficiently through partnership-based models.
