Shriram Properties Amicably Resolves Long-Pending Kolkata Land Dispute
Settlement Clears Major Hurdle for Kolkata Expansion
Shriram Properties, through its subsidiary Bengal Shriram Hitech City Private (BSHCPL), has amicably resolved its long-pending commercial dispute with the Government of West Bengal. The resolution involves the conveyance of 42.37 acres of land at Uttarpara, West Bengal, following which BSHCPL stands fully discharged of its obligations in the matter.
The settlement concluded a protracted disagreement that had previously constrained the company's ability to accelerate development on its substantial Kolkata land holdings.
The Dispute and Its Resolution
The land dispute centred on a large 314-acre parcel originally acquired by Shriram Properties subsidiary, Bengal Shriram Hitech City Private Limited, for integrated township and real estate development. While the company had utilised 48 acres for ongoing projects that amount to around five million square feet of development, historical disagreements with the state government had created uncertainty over future use and obligations on the remaining land.
The company settled a disputed royalty payment obligation of INR259 crores by conveying 42.37 acres of land, thereby avoiding any cash outflow and freeing up this encumbrance. This move also led to the withdrawal of litigation initiated by SPL against the state government.
Path Forward for Development Pipeline
The development enables the company to accelerate plans and sharpen focus on value unlocking from its larger Kolkata land parcel. SPL holds approximately 314 acre in Kolkata, of which around 48 acre have been utilised for ongoing projects aggregating about 5 million sq ft, with nearly 80 per cent already sold.
The company plans to undertake fresh projects of 5–6 million sq ft over the next five years, with a potential gross development value of around Rs 30 billion. These developments could span residential, commercial and mixed-use components, contributing to urban expansion and meeting market demand in the region.
Land Monetisation Strategy
The company also intends to monetise part of the remaining land and FSI to unlock incremental value. Plans are in motion to monetize surplus land in Kolkata over the next three years, potentially unlocking cash flows of INR1,500 crores.
