Shriram Properties Advances Growth With Seven-Project Launch Pipeline

Shriram Properties (SPL) has announced a net consolidated profit growth of 30.41 percent for the financial year 2025-26, with profit after tax reaching ₹100.81 crore in FY26, compared to ₹77.30 crore recorded in FY25. Alongside these results, the company revealed an expanded pipeline of residential projects as part of its medium-term growth strategy.

Pipeline Scale and Investment

The company is launching seven new projects with a total development potential of 3.5 million sq ft and a gross development value (GDV) of ₹3,500 crore. SPL is also in the advanced stages of finalizing several additional projects, which have a combined development potential exceeding seven million sq ft, expected to conclude in H1 FY27.

This expansion reflects Shriram Properties' focus on the mid-market and mid-premium residential segments across its core geographies. The developer commenced operations in Bengaluru in the year 2000 and has since expanded its presence across key cities in South India, including Chennai, Coimbatore and Visakhapatnam, as well as in East India, through a large mixed-use development in Kolkata, recently marking its foray into the western region with the launch of its maiden project in Pune.

Execution and Delivery Track Record

During FY26, SPL delivered 3,465 homes/plots. SPL reported sales bookings of ₹2,354 crore (4.2 million sq ft) for FY26. These metrics demonstrate consistent execution across the developer's active portfolio.

Shriram Properties has demonstrated a track record of having delivered 50 projects accounting to a saleable area of 30.8 million square feet as of 31 December 2025. The developer also has a strong pipeline of 42 projects with 35.9 million square feet of area.

Financial Foundation for Growth

The net debt of the company stood at ₹438 crore, resulting in a debt-equity ratio of 0.30x. For the full year FY26, SPL generated operating cash flows of ₹271 crore and free cash flow (FCF) before new project investments of ₹224 crore. The company invested nearly ₹370 crore in new project investments during the year. This capital position supports the developer's ability to fund new acquisitions and launches.
