Shriram Properties completed its residential project Shriram Temple Bells Phase 1 and 2, and its first commercial project, Shriram Gateway, in Chennai. GST Road is the Grand Southern Trunk Road, or NH 45, one of South India's busiest national highways, running through Guindy, Guduvanchery, Meenambakkam, Pallavaram, Chrompet, Tambaram and Urapakkam. For a project on this corridor, that means direct access to the 100 Feet Radial Road, Bypass Road and Chennai Outer Ring Road, with the Green Metro Line's terminal station at St Thomas Mount nearby. Suburban rail is a further advantage: Shriram's own Park 63 was built right opposite the Perungalathur railway station, from where a number of suburban trains run to different locations, and the broader stretch is served by arterial roads such as the Chennai Bypass and Outer Ring Road, with the airport just 20 minutes away. Infrastructure works in progress add to the case: the remaining stretch of the Tambaram-Tindivanam road is being widened into eight lanes, and an underpass connecting GST Road with the Chennai Bypass at Irumbuliyur has been completed, alongside a planned six-lane flyover near the Vandalur zoo junction.
GST Road's residential growth has followed its office market. Its proximity to Chennai International Airport, the Potheri railway station and major IT hubs such as Gateway Office Park, Chennai One Software Park, Bahwan IT Park, Ascendas IT Park, Ramanujan IT City and Bristol IT Park has been a plus point, and tech parks such as Olympia, Tamarai and International, along with office hubs including RMZ Millenia and KG 360 Degrees, sit within the belt. Property values along GST Road have moved steadily rather than spiked. Flat rates in GST Road, Chennai changed by 10.2 percent in the last one year, 32.1 percent in the last three years, 52.2 percent in the last five years and 66.7 percent in the last ten years, with average property rates for flats standing around Rs 7,000 per square foot. GST Road is gaining ground as a supreme investment destination, especially in terms of housing, and the establishment of several MNCs along the road has led to an increasing traffic of IT population, paving the way for rapid residential growth. Historic pricing from Shriram's own Park 63 launch illustrates the corridor's affordability relative to central Chennai: 1BHK apartments started at Rs 35 lakhs while 3BHK homes started at Rs 74 lakhs at launch, and Murali M noted at the time that integrated townships had seen an ROI of 100 percent in the previous four years, compared with 27 to 40 percent appreciation for standalone projects.
GST Road has drawn sustained attention from real estate buyers partly because of its social infrastructure, hosting a range of schools, colleges and healthcare institutes alongside well-connected roads. Schools such as Vidya Mandir, SRM and Velammal Vidhyashram, hospitals including Kasthuri and SIMS, and retail destinations such as Phoenix Marketcity are within reach of the corridor. The civic infrastructure throughout the stretch is also commendable, with a number of fully operational railway stations, bus stops, police stations and post offices present in the area.
